We are delighted to welcome you as our guests! The Kandakuliya Sunrise Beach Villas project is a new retreat on the northwest coast of the paradise island of Sri Lanka.
The village of Kandakuliya offers the perfect escape from the hustle and bustle of city life, while a variety of activities in the area ensure you’ll never get bored.
We’ve poured our energy and love into this project, and we hope you’ll enjoy your stay with us, leaving with bright and pleasant memories to cherish.

Our goal was to combine comfort and quality with eco-friendliness and nature. During construction, we used only natural materials, most of which were sourced locally on the island.
The project consists of two villas located on the front line of the Indian Ocean. The villas are connected by a spacious terrace and a large swimming pool.
Each villa is two stories high and features three bedrooms, two bathrooms, and a large kitchen-living room. All rooms are equipped with air conditioning, and the kitchen has everything you need to prepare meals.
A beautiful tropical garden surrounds the villas, creating an immersive experience in nature while offering privacy and relaxation.

Scooter / Car Rental
Upon request, we can assist with car rental upon your arrival in the country or scooter rental locally in our charming village. Please inquire about terms and conditions when booking.
Grocery Delivery
If needed, you can request grocery delivery based on your list. Our staff will select the best available products, send photos for approval if necessary, and deliver everything promptly.
The service fee is 3000 LKR plus reimbursement for groceries based on receipts/invoices.

Airport Transfer
The travel time from Colombo Airport to our hotel is approximately 2.5 to 3.5 hours, depending on traffic conditions.
You can reach us independently via public transport, taxi, or by renting a car or tuk-tuk. Alternatively, you can ask us to arrange a transfer for you.
We can provide either a standard sedan or a more comfortable minivan.

Laundry Service
If you need to wash your clothes, our staff will be happy to assist you. The cost for laundry with ironing is a minimum of 5000 LKR for up to 2.5 kg.
Catering
We collaborate with several nearby restaurants whose menus are available at the villa. The menus include contact numbers for placing orders. Once ready, the dishes will be delivered directly to the villa.

You can relax and unwind at our villas, escaping the hustle and bustle of city life and workdays.
But if you’re an active traveler who can’t sit still by the pool for too long, the following activities will keep you entertained:
Kitesurfing
Warm tropical winds blow for 6–7 months a year—usually from mid-December to late February and from mid-May to mid-September. The area offers plenty of exciting spots for flat water, waves, and downwind rides. Several kite schools with professional instructors can introduce you to this thrilling sport. The nearest kitesurfing spot is just a 3-minute walk from our villas, where you’ll also find rental equipment and lessons. Contact us, and we’ll be happy to assist you!

- Kandakuliya Sunrise Lagoon – Starts right at our property. From here, you can head out to the open sea or ride to Kalpitiya Lagoon.
- Kalpitiya Lagoon – Just a 20-minute ride by scooter or car.
- Donkey Point – A spot located only 10 minutes from our villas.
- Kappalady Lagoon – About a 30-minute drive south by car. You can also kite there from our lagoon and take a tuk-tuk taxi back.
- Vella Islands – In winter, you can reach these islands by motorboat in about an hour, followed by an unforgettable 40-kilometer downwind ride back. In summer, it’s the opposite—kite downwind to the islands and return by motorboat. You can even stay overnight on the islands during summer. If you’re interested, we’ll help arrange a motorboat and guide for your trip.
- Puttalam Lagoon – A summer spot perfect for kitesurfing.
- Mannar – A wild summer kitesurfing spot about 4 hours away by car.
Diving
Certified diving centers are located near our villa, where you can learn or arrange dives. There are about 10 dive sites in the area where you can observe a variety of fish and other marine life native to the region.
Wildlife
Here, you can observe animals in their natural habitat as closely as in a zoo. We recommend:
- Boat Safari – Witness large pods of dolphins, and if you’re lucky, pilot whales, orcas, and even blue whales that sometimes visit our shores in April/May.
- Trip to Wilpattu National Park – Sri Lanka is home to many nature reserves, and the largest one is just a 2-hour drive from our villas. There, you’ll see a wide range of animals and birds that inhabit Sri Lanka.
Island Tours
Sri Lanka is culturally diverse and rich in millennia-old history. We’ll be happy to help you plan your routes and arrange transfers in comfortable minibuses for your trips around the island.
Fishing
Kalpitiya is one of the most abundant regions on the island for seafood. The ocean offers unforgettable fishing experiences, and afterward, you can grill your catch right at the villa! Let us know, and we’ll help organize your fishing trip.
Tennis
Just a 15-minute drive from our villas, on the grounds of a five-star partner hotel, there’s a tennis court available for use. Let us know, and we’ll help book your time on the court!
Wakeboarding
Near the tennis court is a wake park equipped with two cable systems and ramps. Even if there’s no wind for kitesurfing, you can still enjoy an active day on the water!
